The Cascades Phase 1
The Cascades is a 8 new-construction rental units of one- and two-bedrooms, located at 540 and 511 Dayton Street, Phase 1 is scheduled for completion in July 2025. The Cascades are the culmination of more than two decades of grassroots local efforts to bring about safe, community-oriented, affordable senior housing in Yellow Springs. After an initial attempt by the Friends Care Community, Yellow Springs Home, Inc. (YSHI) pursued Low Income Housing Tax Credit (LIHTC) funding in partnership with larger LIHTC developers in 2012, 2019, and 2020. After three attempts, YSHI is pivoting to a phased plan, developing clustered homes and rentals in four phases of 6-8 units, each with shared outdoor greenspace and numerous amenities and support services for a total of 28-32 units consistent with underlying zoning. The result is a plan to develop a mix of housing types to serve a diverse range of senior households with safe, affordable housing.
Resident input has driven all aspects of the project design. Phase one features a duplex and two triplexes for a total of eight rental units. We envision a community-oriented, beautiful housing development to meet the needs of diverse seniors affordably. The site is ideally located to enhance senior quality of life. Located across the street from the Friends Care Community nursing and rehab campus and directly adjacent to Miami Township Fire-Rescue with ambulatory and EMS services, the project site was selected by a group of passionate local senior activists, part of a Senior Housing Working Group, for future affordable senior housing. The site is also along the Greene CATS accessible, low-cost bus route.
Every aspect of the project is designed to create a sense of caring and community. Residents will benefit from accessibility features, amenities, supportive service partnerships, walkability and pedestrian connectivity, green space, safety, affordability, and a felt sense of community and belonging.
