Glen Cottages
The Glen Cottages Pocket Neighborhood is a 6-unit new construction project completed in 2021. Six of the units are one- and two-bedroom rentals, serving those who, on average, make less than 60% of Area Median Income, and have special needs (see below for complete definition). Two units are specifically reserved through a partnership with the Greene County Board of Developmental Disabilities. Each rental includes a washer and dryer and is fully wheelchair accessible or adaptable, situated in a neighborhood with a shared courtyard and graduated layers of privacy. The $2.29 million, 12-unit Glen Cottages Pocket Neighborhood features a mix of rentals and for-sale homes around a shared commons affordable to persons of low-to-moderate income. The units are colorful garden cottages with universal design features and amenities based on resident input, such as in-unit washers and dryers. It consists of 6 standalone homes and three rental duplexes.
The project was made possible by a variety of partnerships and donors. The land for the project was purchased from previous owner Benjamin Booso. Spatial Synergy Studios provided architectural work and Community Civil Engineers provided engineering. The development was built by Greater Dayton Construction Group (Oberer-Thompson), David Roche provided inspections throughout the project, and the Village of Yellow Springs provided tap fee waivers.
Funding sources include The Huntington National Bank, The Ohio Community Development Finance Fund, Ohio Housing Finance Agency (through HDGF/OHTF funds), Federal Home Loan Bank of Cincinnati Cash Advance, Owner Equity, The Ohio Department of Developmental Disabilities, and our Glen Cottages 20th Anniversary Capital Campaign that included various private and business donors.
